In October 2022, my team and I raised $1,300,000 to buy this building 12 miles outside Boston, MA. I've bootstrapped two $1,000,000+ companies and never raised money before. This eye-opening experience taught me several valuable lessons for raising in the future to scale businesses and build my real estate portfolio.

These five lessons are guaranteed to help you raise money for RE or your business without friction:

Lesson 1: Every Investor Has Different Concerns

If you're raising substantial capital, it's unlikely it will all come from one place, so you'll need to manage several people's emotions and concerns. Some cared about environmental risks in this deal, while others wanted to discuss NNN leases to avoid exposure to the utility markets. The point is that a one-size-fits-all pitch won't cut it, so find out what each investor cares about and address those concerns head-on ā€” each person will need to have their specific apprehension addressed to wire the $$$.

Lesson 2: Skin in The Game

Personal exposure to an opportunity you're promoting gives investors confidence and aligns interests. Money is relative to overall wealth, so a person investing $500K may understand that $100K is more significant to you than $500K is to them. When your personal risk is high, investors can sleep better knowing you'll fight hard for success and aren't living solely off fees. This is an extra layer of protection for limited partners in the deal.

Lesson 3: People Observe, Then Invest:

Before someone trusts you with their hard-earned money, they'll have watched you from afar. If you ever plan to raise money, focus on networking, implementing advice, and following up with people for years prior. Consistency of effort and follow-through build immense trust. It's hard to replace a proven body of work over time.

Lesson 4: Use Layman's Terms

We've all used acronyms, jargon, etc., to try and sound smart (guilty!). Many investors want to know how much money they'll make and when while considering the potential risks. You don't need to hide behind jargon when you have a profound understanding of economics and risks. Speak like a normal human being and watch the investor's guard slowly fall.

Lesson 5: Compelling Story

Folks with capital have many opportunities to invest, so you'll need a great story backing up the investment to win their business. This could be a coherent thesis with follow-on opportunities, a proprietary deal flow, or a competitive edge from a business or other asset. The bottom line, find an edge and make it interesting.
